Villa, currently cinema and office building

residential building Zielona Góra

Address
Zielona Góra, Al. Niepodległości 36

Location
woj. lubuskie, pow. Zielona Góra, gm. Zielona Góra

The building was erected in the fourth quarter of the 19th century and is situated in the northern frontage of Niepodległości Avenue.

It is a free-standing structure. The façade features rich architectural detail. No major alterations have been made to the structure. The presented feature is an important element in the spatial layout of Zielona Góra.

History

The process of development of individual zones and streets of the suburbs of Zielona Góra began as early as in the 14th century. The growing town needed land for residential, commercial, and craft development. The area where the building is located evolved behind defensive walls quite late, only in the 17th century. This suburban area, known as “Lower” (“Dolne”), is visible on the map dating from 1784. The map shows current Niepodległości Avenue, which was unpaved at that time and crossed fields and public gardens. Only when Zielona Góra was connected to a railway line in 1871 was the road regulated and plots of land were demarcated by it for future development. All the buildings were shaped mainly in the late 19th century and in early 20th century. No archival documentation concerning the building has survived. Neither do we know the exact date of the building construction, nor the name of the designer or contractor. The building was probably erected in the 4th quarter of the 19th century. Hostilities of the Second World War did not lead to major damage to the building. After the war, the municipal office took over ownership of the tenement house. After 1945, it was rendered available for use to institutions of social utility. In the 1960s, in a newly added single-storey annex, “Newa” cinema, was opened. In the late 20th century, the building was resold and it remains currently in private hands. It houses seats of private companies and the cinema mentioned above. The construction works carried out in relation to the said building included, among other things: installation of a new flat concrete roof after the fire in the 1970s, full-scale renovation in the years 1986-1988, renovation of the interior in 1998, and upward extension of the building (the concrete roof was dismantled and a new attic was built) in 1999. The extensions, however, have not distorted the architectural form of the structure. The villa is one of the most representative buildings in the city.

Description

It is located at Niepodległości Avenue, a free-standing building. It is situated in the north-eastern part of the city, at the outskirts of the old town. Niepodległości Avenue runs from the old town towards the exit road to Sulechów. The building is situated on a plot surrounded by vegetation. Its body was erected on an irregular rectangle floor plan. To its northern part, a modern single-storey structure was added, which houses a cinema. The building has polygonal annexes which accentuate entrances, a staircase, and rooms on the ground floor. It has two storeys and a loft. The villa is made of brick; walls were plastered on both sides. A basement extends under the whole building. The villa is covered with a gable roof clad in sheet metal. The front façade of the building is embellished by a three-axial pseudo-avant corps with a terrace in the middle, with a baluster balustrade at the first floor level. The façades are pierced with rectangular windows in lavish surrounds. The gable of the front façade is flanked by concrete eagles, and in the corners, there are orbs on small plinths. In the western façade of the building, there is the main entrance in an avant-corps. The entrance is accentuated on the sides by columns with capitals decorated with rosettes and an oeil-de-boeuf frieze. Other façades are embellished with triangular pediments, cornices, and friezes. The entire structure is surrounded by a high plinth. Most of the original window and door woodwork has been preserved. The façades of the villa show eclectic architectural décor.

The villa is a monument owned privately. Currently, it houses office premises and a cinema. The building is open to the public.
